What is Amendment 3 and how will it impact you?
Join us on August 20th to learn more about Amendment 3. Our special guest speaker, Jennifer Bramley, Dunedin City Manager, will walk us through the anticipated impact to cities and residents if this amendment passes.
Key take-away: Amendment 3 would increase the state’s homestead exemption, reduce the assessment growth cap on non-homesteaded properties, and create a pathway for the full elimination of non-school property taxes on homesteads.
State economists estimate that Amendment 3 would cost Florida roughly $12 billion on a recurring basis. If the amendment passes, costs will shift as local lawmakers either cut public services or increase other taxes and fees to make up for the loss in revenue. (Florida Policy Institute, June, 2026).
Amendment 3 will be on your ballot in November.
About our speaker:
Ms. Bramley has served as Dunedin City Manager since 2017. She oversees the day-to-day operations of 380 employees who serve 37,500 residents.
Jennifer holds a Bachelors of Art in Political Science from Florida Atlantic University. She completed the University of Virginia Darden School of Business Leadership Development course in 2007, and the Florida International University Academy of Strategic Management in 1998. She is an International City/County Management Association (ICMA) Credentialed Manager and a member of the Florida City & County Management Association (FCCMA).

Local politics has a significantly greater, more immediate impact on your daily life than national politics. While national news dominates headlines, it is your local and state governments that directly dictate how your community functions, how your children are taught, how your wallet is taxed, and how your environment is managed.
This month's meeting will feature three candidates for local and state offices:
Wendy Hoy, candidate for FL State House 57
Tim Hughes, candidate for Pinellas County Commission
Nancy Velardi, candidate for Pinellas County School Board
